Taking the right photographs of a property plays a huge role in a potential buyer's decision whether or not they will see it. Wrong angles and the failure to use the verticals properly can turn off a viewer before you ever get the chance to talk to them about the home.

Step 1 - Get the right camera

Make sure you invest in the right kit so that your photos look good and can be easily adjusted in post-production if needed.

Step 2 - Invest in a tripod

You don't want your photos to look like they've just been taken on a random walk around the house. Instead, make sure they look as professional as possible. Using a tripod provides the camera with a bit of demand for stability, so you can set your photos just right without having to worry about your hand slipping and ruining the image. Even better is having a tripod also when it comes to setting verticals for the image.

Step 3 - Get the right verticals

Experienced real estate agents will already be aware of the concept of verticals, but for those who are new to the game, the idea is to make sure that all vertical lines in a photo look straight in an attempt to make the image look more attractive. A vertical is anything that looks like a line, such as doors, window frames and walls. Making sure they look straight is very important, as a skewed photo can shoot a person away from the property before looking at it. This is where your tripod comes in, because you can use it to make sure your photos are 100% level. If in doubt, use a measure to double check.

Step 4 - Get the right lighting

A property must look like it's inviting to make it more eye-catching to the average viewer, so make sure you take full advantage of the lighting to illuminate the room. Try to avoid unnecessary darkness or shade as it adds a suggestive element to the photograph that can put off a viewer. Instead, arrange the room so that it looks more open and ensure that natural light sources are fully utilized.
